In the fall of 2021, CNY Pomeroy Appraisers, Inc. was awarded the contract to assist the United States Department of Agriculture Natural Resources Conservation Service (USDA-NRCS) to complete appraisals on a portfolio of properties. The properties in question will be involved in full acquisitions with each property appraised in fee simple estate of the surface rights before and after the acquisition of a conservation easement. The appraisal reports analyzed the “retrospective” market values of the subject properties involved with the above referenced project, in the village of Whitesboro, Oneida County, New York. The Appraisal reports were prepared for the Town of Whitestown 2019 Halloween Storm Emergency Watershed Protection – Flood Plain Easement Project. The portfolio consisted of 172 appraisals consisting of single family, two family, and multifamily.
In 2016, CNY Pomeroy Appraisers, Inc. was awarded the contract to appraise and oversee two other firms in appraising the sites to be acquired for the new Wynn Hospital in the city of Utica. The portfolio consisted of land, commercial and industrial buildings, as well as some residential and religious properties. The project included up to 96 parcels. Each of the three appraisal firms had a portion of the portfolio to appraise and all of the appraisals were reviewed by CNY Pomeroy Appraisers, Inc. to ensure consistency in valuations throughout the project. The purpose of these appraisals was to estimate the market value of the subject properties, and the legally compensable damages resulting from the appropriations, as determined by the laws of the State of New York.
